This vacant Toronto condominium suite characterized the typical odd floor plan so many condos face.  It was move-in ready without the move-in appeal because of it’s obscurity. Enter beautiful furnishings with a perfectly scaled layout and the empty box gained purpose and comfortably transitioned into a place to call home.

Designer Jessica McGouran completed a killer kitchen and nursery project for her clients. Rightfully, she wanted to capture the spaces with professional photography for her company's portfolio, but the spaces were vacant of photo-worthy decor. I assisted on the scene to install lifestyle vignettes to each of the palettes allowing the photography to come to life. I think the photos speak for themselves, the collaboration was a great success! I just love helping designers enjoy the fruit of their labour with stunning photography, it allows them to document the results for life.

This sweet little vacant property was a dream home waiting to enjoy. All it needed was perspective to set the scene using beautiful furnishings and decor to truly make the house a home. Although the footprint of the home was slight, the fully styled rooms allowed the true usability of the layout feel larger than life. The strategy was a huge success and the listing received an offer well over asking on its first day on the market!

This vacant property began as a dated, builder-grade pie shell waiting for a step-up in luxury details it deserved. The property's potential was endless, and this made the decision to renovate difficult for the homeowner. What is the right amount to invest to turn an ideal profit? I prescribed a package of updates that helped address the perfectly balanced transformation to attract the right buyer. And that it did! Sold for WAY over asking in less than a full day on the market.

This investment property with its beautifully renovated finishes was simply craving a final layer of personality and charm to sweep buyers off their feet. Paying homage to the neighbourhood's established roots and trendy hipster vibe, I chose to play up on the 'what's old is new again' theme by marrying clean & traditionally styled furniture pieces accented with hints of vintage decor throughout the home. The exposed brick wall was the perfect backdrop! The investors were thrilled with their well over asking offer and the house sold firm.
